Home Information Packs

The home information pack has been recently been introduced into home buying process. The pack consists of local search information, energy efficiency survey and seller’s information to provide any potential home buyer with up front information on the property.

This consultancy can undertake the following surveys; The consultancy has fully trained home inspectors to undertake these specialised surveys and to a high standards of competency. Full details of fees for these surveys are provided upon request.

Energy Performance Survey

The energy efficiency report provides a SAP rating for the property, and highlights improvements in the energy efficiency.

The following will be assessed;

• Construction of the property
• Insulation in the loft space
• Cavity wall insulation
• Window type
• Boiler
• Type of hot water
• Type of electric meter
• Type of emersion heater
• Type of heating timer
• Light bulbs

The property is fully surveyed and a sap report is provided to the hip provider and included in the pack.

Home Condition Report

The home condition report is a condition report and outlines the condition of the various elements of the property. Each element is condition rated to reflect if the defect is of a serious or minor nature.

The report format is simple and informative, and will provide a in sight into the condition of the external and internal elements of the building.

The following elements are included;

• External - Roof, walls, chimney, windows, doors, joinery, rainwater goods, soil & vent pipe work, drainage, external garden areas, garage and outbuildings, decoration
• Internal - Walls , ceilings, floors, internal joinery, built in fitments, bathroom fixtures, and decoration
• Services - Gas , water, electrical, drainage
• Special areas - legal; issues, Health & safety issues, Conveyance issues, Movement, Dampness

The report are simple to understand and are provided with photographs of any repair that is considered to be of a serious nature and requires attention to prevent collapse or damage to the internal finishes of the building.
